What Happened in the Point Loma Real Estate Market in September 2026?

September brought a more nuanced real estate market to Point Loma. Demand for well-located, well-presented homes remains strong, but buyers are more selective, some properties are taking longer to sell, and pricing strategy continues to play an important role.

Understanding the Point Loma market requires looking beyond a single median price. The peninsula includes everything from condos and coastal cottages to remodeled homes, view properties, luxury estates and multi-unit residences. Location, condition, views, lot size, architecture, parking and proximity to the water can create significant differences in value—even between homes just a few streets apart.

For that reason, we look at the market at the neighborhood, street and property level, using closed sales, current inventory, days on market and relevant competition to understand what is actually happening.

September 2026 Point Loma Market Snapshot

September data provide a useful overview of the Point Loma real estate market.

In 92106, the median sold price was approximately $1.745 million, with approximately 67 active listings and a median of 39 days on market. The median active-listing price per square foot was approximately $964.

In 92107, the median sold price was approximately $1.264 million, with approximately 96 active listings and a median of 35 days on market. The median active-listing price per square foot was approximately $848.

These numbers are useful benchmarks, but they are not an apples-to-apples comparison. The two ZIP codes include very different neighborhoods, property types and price points.

What the data does show is an active coastal market where buyers are still purchasing but where a home's individual characteristics and pricing matter.

92106: Point Loma Remains a High-Value Market

The 92106 market continued to command some of Point Loma's highest prices in September.

The median sold price was approximately $1.745 million, median days on market was 39 days, and homes sold at approximately 99% of asking price.

That range is exactly why neighborhood-wide medians have limitations when determining the value of a specific home.

A remodeled property in La Playa may behave very differently from a home farther inland. Views, lot size, an ADU, architectural significance, parking and the quality of a renovation can all materially affect buyer demand and value.

92107: A Broader and More Diverse Market

The 92107 real estate market includes an even wider mix of properties, from condos and smaller single-family homes to duplexes, larger residences and income-producing properties.

September's median sold price was approximately $1.264 million, with approximately 96 active listings and a median of 35 days on market.

The range reinforces something we see every day in the Point Loma and Ocean Beach markets: property type and micro-location matter enormously.

A coastal single family home, condominium, duplex and luxury view property each attract different buyers and should be evaluated against the most relevant competition not simply against the ZIP code median.

Are Point Loma Home Prices Going Up or Down?

It depends on the measurement.

September's median sold price in 92106 increased from the previous month but remained lower year over year. In 92107, the September median was lower both month over month and year over year.

But monthly median prices don't always tell the complete story.

If several luxury homes close during one month, the median can rise without indicating that every home in the area increased in value. Likewise, a greater number of condo or smaller-home sales can pull the median down.

For an individual Point Loma home, recent comparable sales, current competition, pending properties, condition, lot size, views, improvements and exact location provide a much clearer picture of value.

Inventory and Days on Market

September showed approximately 67 active listings in 92106 and 96 in 92107, giving buyers more choice than during the most competitive periods of the market.

Point Loma, however, remains a geographically limited coastal community with highly varied housing stock. Desirable homes can still attract significant attention.

The median days on market, 39 days in 92106 and 35 days in 92107 also tells an important story.

Not every property is selling in its first week, giving buyers more time to compare homes, evaluate value and watch for price adjustments. For sellers, this makes the initial positioning of a property particularly important.

A home that enters the market well-priced, thoughtfully prepared and differentiated from its competition is in a much stronger position than one that spends its first several weeks testing an unsupported price.

What Point Loma Buyers Should Watch in October

Buyers entering the Point Loma real estate market this fall have more time to evaluate opportunities than they did during the most competitive years.

Pay attention to price reductions and days on market, particularly for properties that may have entered the market above their competitive range. Recent comparable sales are also important, but the best comps should closely match the home's location, size, condition, views, lot and property type.

Neighborhood matters as well. La Playa, Fleetridge, Point Loma Heights, Loma Portal, Roseville, Liberty Station and Ocean Beach each have distinct housing characteristics and buyer profiles.

Even within the same neighborhood, two nearby homes can command very different prices depending on condition, views, architecture and improvements.

What Point Loma Sellers Should Know in October

For sellers, September reinforces the importance of preparation and positioning.

The market remains active, but simply putting a home on the MLS is not a marketing strategy.

Before a property launches, we consider the appropriate price range, current competition, presentation, photography, marketing materials and how best to reach the buyers most likely to appreciate the property.

This becomes especially important at the luxury level.

High-end buyers are rarely evaluating square footage alone. Architecture, views, privacy, outdoor living, proximity to the water, lot characteristics, finishes, parking and the overall experience of the home all contribute to perceived value.

The goal is to present the property as a complete offering not simply a collection of rooms and statistics.

Why Price Per Square Foot Doesn't Tell the Whole Story

Price per square foot can be a useful reference point, but in Point Loma it should never be viewed in isolation.

A home with panoramic ocean or bay views can command a very different price than a similarly sized home without views. A large usable lot, detached guest house or ADU, exceptional outdoor space, architectural significance or prime La Playa location can also create value that isn't captured by a simple price-per-square-foot calculation.

Point Loma's diversity is part of what makes the area so desirable and also what makes accurate valuation more nuanced.

The Luxury Point Loma Real Estate Market

September included multiple sales above $3 million across 92106 and 92107, reflecting continued activity at the upper end of the market.

The luxury buyer pool, however, is naturally smaller, making precise positioning especially important.

A luxury property in La Playa does not necessarily compete with every similarly priced home in Fleetridge, Sunset Cliffs or another coastal neighborhood. Buyers may be prioritizing entirely different attributes—from water views and walkability to lot size, newer construction, privacy or architectural design.

Understanding both the comparable sales and the likely buyer is essential when positioning a luxury Point Loma home.

What Does the September 2026 Market Mean for Point Loma Homeowners?

We would describe September's Point Loma real estate market as selective rather than stagnant.

Homes are selling and buyers remain active, but they are evaluating value carefully. The difference between a well-positioned property and one that feels overpriced can be significant.

For homeowners considering a sale, automated estimates and ZIP-code averages can provide context, but they cannot account for the features that often have the greatest impact on value in Point Loma views, renovation quality, architecture, lot, street, parking, proximity to the water, outdoor living and additional dwelling space.
